Garage Conversions
Get some use out of that cluttered garage! Is your garage just valuable space, bunged up with junk that has been there, unused for years? Well, clear it all out, sell it on eBay, take it to a charity shop, or if it is of no use to anyone at all, take it to the tip for recycling. Once it's empty, think about what you can do with all that space. You could park your car in there, but why change the habits of a lifetime!
With a garage conversion, you can turn it into an extra bedroom for a growing family or for visiting guests. You could turn it into a playroom for the children or an office for work or studying, a kitchen/diner instead of that pokey little kitchen - the list is endless.
If you have a double garage, then you may wish to retain one half for garaging a car, while converting the other for another use.
What's Involved?
Most garage conversions do not need planning permission, but may well need to conform to Building Regulations. Lister Windows will write to the Planning Department on your behalf, outlining the proposals using the departments PPA form. Planning will make a decision, usually within 10 days, and inform us of the outcome.
The work involved in a garage conversion would normally consist of:
* Forming a new doorway into the house if one does not already exist
* Removing the garage door and infilling, generally with a dwarf wall and a double glazed uPVC window
* Cutting our brickwork and adding additional windows if required
* Boarding and plastering the interior walls, or if the wall is single brick with pillars, then an insulated stud wall would be built.
* Fitting ceiling joists, incorporating an access to the roof void, and boarding and plastering.
* Updating or installing new 13 amp sockets and lights.
* Raising the floor level to line through to the house
Benefits of a Garage Conversion
The benefits of having your garage converted are clear to see:
* Increase the value of your property (talk to your local estate agent to find out more).
* Save money on moving costs - a garage conversion can give you a more spacious home without the need to take on a huge mortgage, stamp duty and moving fees.
* Get extra space in your home - a typical single garage takes up an average of 15 sq metres - this is space we could all put to a better use.
* Improve the external appearance of your property which may make it easier to sell in the future.
